Sharjah is steadily turning into one of the most active property markets in the UAE.

Sharjah waterfront and city skyline

From January to September 2026, the emirate's real estate registration department recorded 91,560 transactions worth AED 46.8 billion. The number of deals rose by 14% compared with the same period last year, and total value by 5.6%.

Sales and mortgages.
Of the total, 24,749 were sales worth AED 35 billion. Another 3,839 mortgage transactions worth AED 10.2 billion were registered, financed by 31 banks and institutions. Residential property accounted for about 80% of all sales.

Most popular areas.
Muwaileh Commercial led the ranking with 3,440 deals worth AED 3.9 billion. It was followed by Al Bleida (2,728 deals) and Al Khan (1,581 deals worth about AED 2 billion). Overall, purchases were made in 216 areas of the emirate.

Market growth.
During the period, 22 new residential, commercial and industrial developments were registered. Freehold ownership for foreigners in designated areas and more affordable prices than in Dubai make Sharjah attractive both for living and for investment.

Our recommendation.
Waterfront communities such as Maryam Island and Aljada offer modern homes with full infrastructure at a lower entry price. Empire City specialists will tell you about current projects in Sharjah and help you choose the best option.
