Ras Al Khaimah has become one of the fastest-growing property markets in the UAE.

In the first half of 2026, the Sky Palace at Waldorf Astoria Residences was sold for AED 130 million (about $35.4 million). According to CBRE, this is the most expensive residential deal in the emirate's history.
Prices are rising.
Apartment prices rose by about 18% year-on-year to around AED 2,298 per sq ft, and villa prices by 7.3%. Al Marjan Island stands out with apartment growth of 23.1%, while Al Hamra recorded 14.7%. Apartment rents increased by 14.3%, led by Mina Al Arab and Al Marjan Island.
Other high-profile deals.
The market also saw a $15 million penthouse at Waldorf Astoria and a $34.7 million Sky Mansion at Mondrian Al Marjan Island Beach Residences — clear evidence of growing interest from wealthy buyers.
The main driver — Wynn.
Wynn Al Marjan Island, a $5.1 billion integrated resort, is scheduled to open in the first quarter of 2027. The 70-storey tower will have 1,530 rooms and suites, more than 20 restaurants, a theatre and a marina. The project is expected to bring a new wave of tourists and boost demand for rental property.
Supply.
More than 34,000 new homes are expected in the emirate between 2026 and 2030, about 10,000 of them branded residences. CBRE notes that the pace of price growth has moderated since February, but annual performance remains positive.
Worth considering.
Projects near Al Marjan Island offer a chance to buy at the stage before the resort opens. Empire City will help you choose a property in Ras Al Khaimah and assess its rental potential.
