October brought Dubai real estate its strongest monthly sales value in some time: AED 34.7 billion across almost 12,000 deals.

According to Dubai Land Department data, buyers completed 11,898 property sales in October 2026. That is 5.4% more than in September, while total value rose 18% month-on-month. The average deal also became larger — about AED 2.9 million compared with roughly AED 2.6 million a month earlier.
Why the annual comparison looks weaker.
Against October 2025 the number of deals is about 40% lower. Analysts point out that last October was exceptional — almost 20,000 transactions worth around AED 59 billion — so the high base explains much of the gap. The market itself has become calmer: fewer launches, less speculation and more realistic pricing.
Villas and land are in demand.
Villas were the standout segment: 1,356 sales worth AED 9.1 billion, 5.5% more than a year earlier and about a quarter of all value. Plots almost doubled month-on-month to 449 deals worth AED 5.9 billion — a sign that developers and private buyers are securing land for future projects.
The resale market takes the lead.
Ready and resale properties accounted for about 55% of the month's value, ahead of new off-plan sales. Ready homes rose 13.8% month-on-month, while the median price was around AED 1,640 per sq ft — slightly lower than a year ago but still about 60% higher than in 2021.
Top areas and the deal of the month.
Dubai South and Jumeirah Village Circle led by number of home sales, and Azizi Venice was the most active project with more than 500 deals. The largest single transaction was a six-bedroom ready villa in Eden Hills sold for AED 97 million.
What it means for buyers.
The market has shifted from a race to a more selective phase. For buyers this means more room to negotiate, a wider choice of ready homes and the chance to compare projects calmly. The Empire City team will help you choose a property that suits your budget and goals.
